Two Kinds of Arvada Floors

Epoxy flooring in Arvada means handling two very different kinds of concrete. On one side are homes from the postwar boom, when Arvada went from 2,359 people in 1950 to almost 50,000 by 1970. On the other are new houses in Candelas, the city's largest master-planned community, still being built in the northwest corner near Highway 93. The finished coating may look alike in both places. The preparation behind it does not.

Mid-century basements

Plenty of older Arvada houses have basements that were never finished, or were finished long ago with carpet that is ready to go. Concrete of that age can hold moisture, push up efflorescence (a white, chalky mineral powder) and still carry old adhesive. Before applying anything, we measure moisture and grind away glue, paint and residue. Done that way, a basement slab becomes a surface you can mop, suited to a home gym, a laundry area or a hobby room.

Fresh slabs in Candelas

A new garage looks spotless, but builders sometimes spray on a curing compound or clear sealer, and that film blocks a coating from bonding. Young concrete also keeps giving off water for a while after the pour. We check the slab, remove the builder film and schedule the work for when the readings say it is ready.

Weather that is hard on a garage

Arvada's average July high is close to 89°F and January lows sit near 19°F, with about 16 inches of precipitation a year. Snow carried in on tires melts, refreezes and leaves magnesium chloride on the slab. A polyaspartic topcoat shrugs off those salts and stays clear under the intense high-altitude sun that floods in whenever the door is up.

How Arvada owners use the space

  • Woodshops and workbenches in houses that have been in the family for decades
  • Bike, ski and camping gear storage for trips into the foothills
  • Basement playrooms with a floor that wipes clean
  • Metallic epoxy for a finished basement bar or media room

When the garage is really a workshop

Table saws, rolling tool chests and dropped wrenches are hard on a floor. For a working shop we build the coating thicker and pick a flake blend that hides sawdust and small stains. Oil and solvent spills wipe off a sealed surface instead of soaking into bare concrete, and a light texture keeps footing secure when the floor is dusty. If you plan to bolt machinery down, tell us ahead of time so the anchors go in after the coating has cured rather than through a fresh topcoat.

Arvada by the Numbers

  • The postwar boom. Arvada had 2,359 residents in 1950, 19,242 in 1960 and 49,844 in 1970, and passed 100,000 by the end of the century. A great many of its homes and basements date from that run.
  • A city of owners. Roughly three in four Arvada homes (75.3%) are lived in by their owners, and those houses have a median value of $632,600, per Census QuickFacts for 2020 to 2024.
  • Candelas. Candelas, the largest master-planned community in Arvada, sits north of Highway 72 between Highway 93 and Indiana Street. Its formal plan was filed with the Jefferson County Recorder on April 21, 2011.
  • Gold Strike Park. Lewis Ralston found gold on June 22, 1850, along what is now Ralston Creek. The spot is preserved as Gold Strike Park, and the townsite that became Arvada was platted in 1870.

Arvada Questions

Our Arvada ranch house has a basement that gets damp every spring. Can it still be coated?

Possibly. We take moisture readings before recommending anything. If they are too high, we will say so rather than install a floor that could blister. Fixing gutters, downspouts and grading outside often makes a real difference.

Is there anything different about coating a new Candelas garage?

Mostly timing and surface film. Builder sealers have to be ground off, and the concrete needs to be dry enough. We schedule from the slab readings so you are not guessing.

Will you test for radon while you are working in the basement?

No. You can test with a do-it-yourself kit (the state health department has handed out free ones during past January radon campaigns) or hire a certified radon professional. A floor coating is not a radon mitigation system, so if you plan to test or mitigate, it makes sense to do that before the new floor goes down.

We just bought an older house off Ralston Road. Should the garage be coated before we move in?

If the timing allows, yes. An empty garage is faster to prepare and you avoid shuffling boxes twice. We can often fit the work between closing and move-in when the slab readings cooperate.

Can you coat a studio or retail floor in Olde Town Arvada?

Yes. Commercial spaces can get a heavier-build system with slip texture. Call [PHONE] and we will arrange a visit outside your busiest hours.
