Coating Floors at the Mouth of the Canyon
Epoxy flooring in Eldorado Springs starts with an understanding of the place. This is a small unincorporated community of a few hundred people, tucked where South Boulder Creek leaves the foothills. Highway 170 ends here and turns to dirt on its way into Eldorado Canyon State Park. Homes sit close together, lots are tight, and many houses are far older than anything in a suburban subdivision. Floors here are often small, oddly shaped and hard to reach, so the job is as much about planning as about product.
That history goes back to 1905, when the Moffat Lakes Resort opened beside the springs. A hotel followed in 1908, and Dwight and Mamie Eisenhower spent their honeymoon here in 1916. Some homes here are decades old, and their concrete can show it: patched floors, uneven pours and slabs that were never sealed. Expect us to ask a lot of questions about past repairs, since older floors rarely come with records.
The gear-room garage
The state park next door has more than 500 technical climbing routes, and climbers and outdoor enthusiasts often keep ropes, crash pads, bikes and skis in the garage. A coated floor makes that space easier to live with. Dust and grit sweep off, spilled bike lube wipes up, and nothing soaks in. A light flake blend hides chalk dust and trail dirt between cleanings. For people who hangboard or lift in the garage, we can also talk about where rubber mats belong on top of the coating.
Resort-era concrete
Floors in older canyon homes are often rough, stained or patched. Before any resin goes down, we:
- Mechanically profile the surface to remove old paint, sealers and contamination
- Patch chips and fill cracks so the finished floor reads as one surface
- Check the slab for dampness, since homes near the creek can see moisture from below
- Talk through which areas need a slip-resistant texture
- Plan where the hose bib and floor drain sit so washing gear off does not leave puddles
Working in a small, busy canyon
From May 1 through October 1 the park requires timed vehicle reservations on weekends and holidays, and CPW tells visitors there is no parking in town. We plan our trips with that in mind, keep our vehicles on your property where possible, and schedule around peak weekend hours so the work does not add to the traffic on the one road in and out. Dirt and dust from the unpaved park road also blow into garages here, which is another reason a sealed, sweepable surface is worth having. Off-season weekdays, from October into spring, tend to be the quietest window for a project here.
Spring water town, dry floors
Eldorado Springs is known for the spring water bottled here and sold across Colorado. Water underground is part of the setting, which is one more reason to check every slab for moisture before choosing a coating. Radon can also seep up from the ground beneath a house, so for basement projects, have it tested by a certified professional.
About Eldorado Springs
- Resort roots from 1905. The Moffat Lakes Resort opened on July 4, 1905, and the Eldorado Hotel followed in 1908. Some properties are older homes with older concrete.
- Next door to a climbing landmark. Eldorado Canyon State Park, opened in 1978, has more than 500 technical routes. Colorado Parks and Wildlife notes there is no parking in town during the May 1 to October 1 reservation season.
- Small, high-value community. The 2020 census counted 559 residents in this census-designated place. ACS estimates show about 199 housing units; the same survey puts the median home value around $800,000, though with a very wide margin of error for a place this small.
- Foothills elevation. The community sits at 5,683 feet along South Boulder Creek, at the base of the canyon walls.

Eldorado Springs Questions
My house is close to South Boulder Creek. Can the garage still be coated?
Usually, yes. We test the slab for moisture first. If readings are high, there are moisture-tolerant primers designed for that situation, and we will explain the options.
Our floor is very old and uneven. Will a coating level it?
A standard coating follows the shape of the slab. Low spots and divots can be filled during prep, but a badly sloped or sunken floor may need concrete work first. We will point out any areas like that during the estimate so there are no surprises later.
Can you work around the state park traffic?
Yes. We schedule weekday installs when possible and keep our equipment on your property, so we are not competing with park visitors for space on the road.
Do you coat small spaces like a single-car garage or a mudroom?
Yes. Compact rooms are common in Eldorado Springs, and a smaller floor still gets the same surface prep, crack repair and cure planning as a large one.
