Mead Garages, Old Main Street to New Rooftops

Epoxy flooring in Mead tends to start with a fairly young slab. Mead had about 2,017 residents in 2000 and 4,781 by the 2020 census, so more than half the town arrived in two decades, and the newest Census survey puts it near 5,900. Many of those households live in homes built since 2000, and some garages were poured only a few years ago.

A young slab is not automatically an easy one. Concrete keeps giving off water for months after the pour, and some builders leave a thin clear sealer on top that a coating will not grip. Before anything goes down we check how much vapor the floor is still releasing and grind off whatever the builder sprayed, so the new surface is bonding to bare, open concrete.

Built on clay that moves

Mead sits on the Colorado plains at about 5,017 feet, where much of the ground is clay that soaks up water and swells. The Colorado Geological Survey calls swelling soil Colorado's most significant geologic hazard, and cracked or lifted garage slabs are one of its classic signs. In a newer Mead garage, the first hairline crack is worth treating before it travels through a fresh coating.

  • Cracks are cut open and filled with a flexible repair material
  • Joints are kept where the concrete needs room to move
  • Spots that have lifted are ground flat so the finish reads level

None of that stops clay from moving, but it keeps small shifts from showing up as ugly breaks in the floor.

Acreage, shops and equipment

Mead was a working farm town long before the subdivisions came. Old-timers recall a hay mill, a pea-shelling plant that fed Longmont canneries and a cattle shipping yard. Plenty of properties around town still have a detached shop or pole barn holding a tractor, a camper or a work truck. Those floors take dropped steel, hydraulic fluid and studded tires, so we lean toward thicker build coats and a rougher texture there.

Commuter dust and winter grit

CDOT started building the I-25 North Express Lanes from Mead to Berthoud in May 2024, about six miles from Highway 66 to just south of Highway 56, with completion planned for 2028. Until then, commuting cars can come home dusty in summer and salted in winter. A full-broadcast flake floor hides that grit and lets you squeegee meltwater out the door in a minute or two. Picking a look for a new house

If you have just bought a new home in Mead, you may be choosing a floor at the same time as paint colors and light fixtures. Flake blends in gray, tan or charcoal tend to sit well next to the stone and stucco on newer elevations, and a satin topcoat keeps glare down under bright LED shop lights. We bring samples to the estimate so you can see them on your own concrete, in your own light.

Mead by the Numbers

  • A town that more than doubled. Mead grew from 2,017 people in 2000 to 3,405 in 2010 and 4,781 in 2020, and the 2020 to 2024 Census survey estimates about 5,919. Much of the town's housing and garage concrete is recent.
  • Higher-value homes. Census Reporter lists a median home value of $585,100 in Mead, based on the 2024 five-year American Community Survey.
  • Incorporated in 1908. Mead was platted on February 16, 1906, and incorporated on March 17, 1908. It is named for pioneer settler Dr. Martin S. Mead and sits at about 5,017 feet in Weld County.
  • Swelling clay underfoot. The Colorado Geological Survey calls expansive soil the state's most damaging natural hazard and lists cracked and heaved garage and basement floor slabs among its common signs.

Mead Questions

Our Mead home is only a year or two old. Is the garage ready for a coating?

Often it is, but the slab gets the final say. We measure how much moisture is still coming up through the concrete and check for a builder sealer. If the floor needs more time, we tell you and schedule later.

Can you coat a detached shop or pole barn on acreage outside town?

Yes, as long as it sits on a concrete slab. For outbuildings we recommend a heavier build and more texture because of equipment, fluids and the temperature swings in an unheated building.

A crack showed up in our new garage. Should we call the builder first?

Hairline cracks are common as new concrete shrinks and as clay soils shift, but your builder's paperwork decides what is covered, so check that first. If the crack is cosmetic, we can repair it as part of the coating.

Does an HOA in Mead need to approve a garage floor coating?

It is interior work, so approval is rarely needed, but some communities set work hours or rules for trailer parking. We are happy to plan around those.
