Floors in a 1960s Planned Community
Epoxy flooring in Northglenn often means working on concrete that is older than the people who own it. The city started as a Perl-Mack subdivision in 1959. On June 30 of that year more than 15,000 people toured the first five model homes near today's I-25 and 104th Avenue, and by October 1962 the development had about 3,000 houses. Those first homes sold for $13,500 to $20,350.
Same era, similar slabs
When thousands of houses go up within a few years, their garages tend to age in similar ways. After six decades, a Northglenn garage floor can show settled control joints, crumbling edges where the slab meets the driveway apron and a surface polished smooth in the wheel paths. Decades of drips from older cars may also have soaked deep into the concrete, and those stains have to be ground or degreased out so the new floor does not lift over them. Our prep here centers on cutting back weak edges, filling joints and cracks, and grinding until only sound concrete remains.
Extreme highs and lows
Northglenn has seen temperatures above 105°F and as low as -24°F, the latter on December 22, 1990. Swings that wide, along with ordinary freeze-thaw cycles, slowly open small cracks. A flexible filler beneath the coating and a UV-stable polyaspartic finish cope with those conditions far better than a one-coat kit from the hardware store.
Getting more out of a smaller garage
Mid-century garages can be tighter than modern ones, so a single space may hold a car, bikes, shelving and a chest freezer all at once. A full flake broadcast hides scuffs and tire marks, and we can carry the coating a few inches up the stem wall so the edge is easy to wipe down.
Newer Northglenn, too
The city has been adding to its older core. Carrick Bend, the area's first multifamily project in years, opened on Community Center Drive in 2014, the same year the Webster Lake Promenade opened, and Northglenn's first hospital followed in early 2017. Newer slabs and commercial floors like these get the same attention to cure time and surface prep as the original 1960s garages.
Before selling or right after buying
As the original houses change hands, a refreshed garage floor can be part of getting a home ready to list, or one of the first upgrades after closing. Grinding off decades of oil stains and replacing a dingy gray slab with a clean flake finish changes how the whole garage feels. Northglenn History and Housing
- June 1959. On June 30, 1959, more than 15,000 visitors toured Perl-Mack's first five show homes, which sold for $13,500 to $20,350. By October 1962 there were about 3,000 homes and 10,000 residents.
- A nationally praised plan. In 1961 Life magazine and the National Association of Home Builders called the development the most perfectly planned community in America.
- A hard-won incorporation. Residents voted to incorporate in 1964, the Colorado Supreme Court upheld the vote on January 31, 1969, and Northglenn officially incorporated on April 19, 1969.
- Ownership today. About 60.6% of Northglenn homes are occupied by their owners, with a median value of $462,100 per Census QuickFacts (2020 to 2024). The city had an estimated 38,893 residents in 2025.

Northglenn Questions
Our garage still has its original 1960s concrete. Is it too old to coat?
Age alone is not the problem. What matters is whether the surface is sound once the weak top layer is ground off. Most old slabs can be repaired and coated; badly broken or sunken sections may need replacing first.
The apron at our garage door has crumbled. Can you coat all the way out to it?
We cut back and patch the damaged edge with a repair mortar, then run the coating to a clean, straight termination line. Exterior aprons that are badly broken are better rebuilt as concrete work before coating.
Is it worth coating the floor in a Northglenn basement, too?
If the basement slab stays dry, a coating turns it into a bright, washable surface for laundry, storage or a playroom. We take a moisture reading first, because below-grade concrete in an older home can hold more water than it looks.
Can you fix the hollows worn into our floor where the tires sit?
Shallow wear disappears during grinding. Deeper dips are filled with an epoxy mortar and ground flush, so the coating goes down on an even surface instead of following the old ruts.
We only have a one-car garage. How long will we be without it?
It depends on the system and the temperature, but polyaspartic floors return to service much faster than traditional epoxy. We give you the timeline at the estimate. Call [PHONE] to book one.
