Why Floor Repair Comes Before Any Coating
Concrete crack and floor repair is the least glamorous part of a coating job and the part that decides whether the floor lasts. A coating copies whatever is underneath it. Leave a crack open and it shows through, and in a Front Range garage, de-icer meltwater finds it, freezes and pushes it wider. Leave a scaled patch by the door and the new coating has nothing solid to hold on to.
Slabs in Boulder and the surrounding towns take damage from two directions. From above, magnesium chloride brine and freeze-thaw cycles scale and pit the surface; research for state transportation departments has found concentrated magnesium chloride can chemically attack concrete. From below, swelling clay soils, which the Colorado Geological Survey calls the state's most significant geologic hazard, crack and lift garage and basement slabs.
The common problems we repair
- Scaling: the top layer flakes off in patches, usually from de-icer and freeze-thaw
- Pitting: small craters across the surface, often where brine has dried repeatedly
- Shrinkage and soil-movement cracks: hairline to wide cracks across the slab
- Worn control joints: the saw-cut lines that let concrete crack in a straight line, chipped at the edges
- Old patches: earlier repairs that have loosened or sit higher than the floor around them
Repair is not the same as structural work
The repairs we make are surface repairs: filling, patching and grinding the slab flat so it is sound and ready for a coating. A slab that is still heaving, or has one side of a crack sitting much higher than the other, may have an active soil or drainage problem underneath. That calls for a geotechnical engineer, a concrete contractor or a foundation specialist, and we will tell you if we see signs of it rather than covering it up.
Reading the cracks in your floor
A fine, straight crack along a control joint is normal. A web of fine surface cracks usually comes from how the slab cured. A crack that keeps widening, cracks that radiate from one corner, or doors and walls nearby that have started to stick or crack can point to soil movement. Telling those apart is the first thing we do at the estimate.
Repair on its own
Not every homeowner wants a coating right away. If you simply want a garage or basement floor that is sound and easy to sweep, we can repair cracks and scaling and grind the slab without coating it. Most people do coat afterward, because a bare repaired slab will start taking on de-icer and stains again.
What This Covers
Repairs are matched to the damage, not done one way for every floor.
Crack chasing and filling
Cracks are opened with a diamond blade so the filler bonds into clean concrete, then filled and ground flush.
Scaling and pit repair
Loose surface concrete is removed, and the area is rebuilt with a repair mortar or epoxy filler.
Control joint repair
Chipped joint edges are rebuilt so the joint stays clean and does not catch tires or casters.
Grinding flat
High spots, old patches and lips are ground down so the finished floor is level and even.

How It Works
1. Map the damage
We walk the floor, mark every crack, scaled area and loose patch, and check whether any of it points to movement under the slab.
2. Open and clean
Cracks are chased, loose material is removed and the slab is vacuumed so repairs bond to sound concrete.
3. Fill and patch
Fillers and repair mortars suited to each problem go in, then cure.
4. Grind flush
Repairs are ground level with the floor, leaving a sound slab ready for a coating or ready to use as is.
Concrete Crack & Floor Repair Questions
Will cracks come back after they are repaired?
Concrete keeps moving slightly with temperature and soil moisture, so a crack can reappear as a fine line over time. Proper chasing and a flexible filler reduce that, and a full flake coating hides minor hairlines better than a solid color.
Can you fix the flaking concrete by my garage door?
Yes. Scaling at the door is common on Front Range garage floors, because that is where de-icer slush lands first. The loose surface is removed and the area is rebuilt and ground smooth, then usually coated so brine cannot reach it again.
Is my cracked garage floor caused by expansive soil?
It may be. Swelling clay is widespread in Colorado, and cracked and heaved garage slabs are one of its most common signs. We can tell you whether the cracking looks stable and repairable, or whether an engineer should look at it first.
Does crack repair cost extra?
Repairs are priced by how much damage there is. Light hairline cracks add little; heavy scaling or many failed patches add more. Everything is itemized on the written quote before work starts.
How can I slow down damage to a bare garage floor this winter?
Squeegee or rinse de-icer slush off the floor instead of letting it dry in place, keep the door threshold clear, and use tire mats that can be emptied. Those habits slow scaling, but sealing the slab with a coating is what stops brine from soaking in.
