One City, Several Generations of Concrete

Epoxy flooring in Longmont rarely means the same job twice, because the city's concrete spans well over a century. Longmont started in 1871 as the Chicago-Colorado Colony, laid out on a square-mile grid, and it has kept growing ever since: about 23,000 people in 1970, roughly 71,000 by 2000 and 98,885 at the 2020 census. A bungalow near downtown and a ten-year-old home east of the Main Street corridor sit on very different slabs.

Reading the slab before picking a system

An older garage near the original grid may have patched cracks, oil soaked deep into the surface, or a worn paint job from decades ago. A newer slab tends to be tighter and smoother and may carry a builder sealer. Either way, we open the surface with a diamond grinder so the coating has something to grip, and we fill cracks and spalls before any color goes down.

Basements near the St. Vrain

St. Vrain Creek runs just south of downtown, and the September 2013 flood was the worst flash flooding in the city's history, pushing hundreds of residents out of their homes. If your basement took water then, or sits low near the greenway, we check how much vapor is coming through the slab before recommending a coating. Some basements suit a breathable sealer better than a full epoxy, and we will say so. The city's Resilient St. Vrain project has spent years replacing bridges and restoring trails and creek reaches, a reminder of how much water this corridor can carry.

Longmont's working floors

Manufacturing is one of Longmont's largest industries, and the city's top employers in 2020 included Seagate Technology alongside the school district, the city and the hospital. If your floor is a shop, a warehouse or a maintenance bay, or your garage doubles as a workshop, we look at what the floor has to take: rolling carts, dropped tools, solvents, forklift tires. That decides the build thickness and whether a chemical-resistant topcoat makes sense.

Big swings in temperature

Longmont's records run from 106 degrees in summer to 38 below in winter, and daily swings are routine. Slush, road grit and deicer ride in on tires all winter. A UV-stable polyaspartic topcoat holds its color by a sunny open garage door, and a broadcast flake texture keeps wet tire lanes from turning slick.

How a Longmont install usually runs

Most two- and three-car garages take one to two days. Day one covers grinding, vacuuming, crack and joint repair, and the base layer. If the system includes flakes, they go into the wet base so they lock in. The clear top layer follows once the base can take it. You can usually walk on the floor within a day and park on it a few days later, depending on the product and the weather. Before we leave, we go over cleaning: a soft broom, a mop with a mild cleaner, and a rinse after salty stretches of winter. Harsh acids and citrus degreasers should stay off the finish.

Longmont Questions

My garage near downtown Longmont has old gray paint on it. Can you coat over it?

Not directly. Old paint is only as strong as its weakest spot, so we grind it off down to sound concrete first. Coating over it would let the new floor peel wherever the old layer lets go.

Our basement flooded in 2013. Is an epoxy floor a bad idea?

Not necessarily, but it depends on how much moisture moves through that slab today. We measure it on site. If vapor levels are high we may suggest a moisture-mitigating primer or a different product rather than a standard epoxy.

Can you coat a shop floor in an industrial building in east Longmont?

Yes. Tell us what happens on the floor, such as forklifts, chemicals or heavy carts, and we will spec the thickness and topcoat around that. We can often schedule around production hours.

Do Longmont winters affect when you can install?

Concrete and air temperature both matter. In cold weather we may warm an attached garage beforehand or choose a polyaspartic that cures well at lower temperatures.
