Superior's Garages Are Hitting a Milestone

Epoxy flooring in Superior lines up with the town's unusual timeline. For most of the 20th century this was a small former coal town of a few hundred people, reportedly named for the superior quality of its coal. Then Rock Creek Ranch, Sagamore and other subdivisions went up in the 1990s, and the population jumped past 9,000 by 2000. Many of those garage floors are now about 30 years old.

Why 30-year-old garage slabs show their age

A garage poured in the mid-1990s has been through three decades of mag chloride dripping off cars, sun pouring through the open door, and nightly freezes. Typical signs include pitted surfaces near the entry, shrinkage cracks that have widened, and stains soaked deep into the concrete. Grinding opens the surface back up so a coating can bite, and those cracks get filled before anything else goes down. Deep oil stains may need extra cleaning or a spot primer so they don't ghost through. If a previous owner rolled on a hardware-store paint kit, it comes off completely; new layers bonded to peeling paint will fail along with it.

Fresh foundations in the burn area

The Marshall Fire destroyed 393 homes in Superior on December 30, 2021. Sagamore was lost completely, and only seven historic houses in Original Town survived. Rebuilding has been steady: in October 2022, the first family in a 37-household Rock Creek neighborhood broke ground, with neighbors lined up behind them, and by March 2025 permits had been issued for 74% of the town's destroyed buildings.

A garage on a rebuilt lot is a different job from a 1990s one. The concrete is clean and strong, but it can hold moisture for a long time and often carries a cure-and-seal product from the builder. We check how dry the slab is and whether that film is present before choosing primers.

Options that suit Superior garages

  • Full-broadcast flake floors that hide dust and road grit
  • Polyaspartic topcoats that stand up to the strong high-altitude sun
  • Slip-resistant texture near the door for snowy winter mornings
  • Basement floors in rebuilt homes finished before furniture moves in

Planning around a rebuild schedule

For households still finishing a new house, the garage floor tends to land near the end of a long list. It helps to ask your builder early whether a cure-and-seal will be sprayed on the slab and roughly when the garage will be clear of tools and materials. With those two answers, we can pencil in a date that fits around your certificate of occupancy and your move. Existing homes on streets the fire did not reach have no such timing concerns, and a typical two-car garage is a short project once prep starts. Neighbors who saw their own lots cleared and rebuilt may also want the floor finished as part of finally settling in, and a clean, bright garage is a satisfying last step.

Superior at a Glance

  • A 1990s growth spurt. Superior counted 255 residents in 1990 and 9,011 in 2000 as Rock Creek Ranch, Sagamore and other subdivisions were built. The 2020 count was 13,094, with an estimated 13,637 in 2025.
  • Marshall Fire losses. Superior lost 398 structures in the December 2021 fire, 393 of them homes. The Sagamore subdivision was a total loss, and just seven historic homes in Original Town survived.
  • Rebuilding under way. Superior approved the first rebuild permit in the burn area in spring 2022 and fire survivors were allowed to rebuild to 2018 energy codes. By March 2025, permits covered 74% of destroyed buildings.
  • Expensive homes, many renters. Owners live in only 60.9% of Superior's homes, even though the median owned home is valued at $903,900 (Census, 2020 to 2024). Many neighborhoods also have HOA rules.

Superior Questions

Our Rock Creek garage has never been coated. Is it too worn to fix?

Rarely. Pitting, stains and old cracks are what surface prep and repair are for. We look at how deep the damage goes and tell you plainly what the finished floor will look like.

We're rebuilding in Sagamore. Should we coat the garage before move-in?

An empty garage is the easiest time, as long as the concrete has dried enough. Give us a call at [PHONE] once the slab is poured and we can talk timing with you and your builder.

Does my HOA need to approve a garage floor coating?

Interior floor work rarely needs approval, but many Superior communities have rules on work hours and parking for trades. It is worth checking before we book a day.

Will a coating hold up to the sun pouring into a west-facing garage?

Superior sits at about 5,522 feet, and standard epoxy can yellow or chalk under steady UV at that elevation. For garages that sit open in the afternoon, we recommend a polyaspartic topcoat, which keeps its color much longer in strong sunlight.
